Aspergillus Mold spores under microscope   The purpose of a mold inspection is to determine the presence of mold spores in an indoor environment, our mold inspection will determine what kind of mold genus were found, the amounts found in the air or a surface if mold is visible and if the amount of spores found are normal for that environment or elevated. Another purpose of a mold inspection is to determine the cause of the indoor air quality problem and the solution.

  Mold and health   We are exposed to many kinds of mold both indoors and outdoors. The exposure is greater in damp or wet conditions, especially when timely drying out does not have a chance to occur. Of the thousands of molds that exist, some are known allergens (aggravating or causing skin, eye and respiratory problems) and a few molds produce harmful mycotoxins that can cause serious problems. But all molds, in the right conditions and high enough concentrations, are capable of adversely affecting human health. The potential for health problems occurs when people inhale large quantities of the airborne mold spores. For some people, however, a relatively small number of mold spores can cause health problems. Infants, children, immune-compromised patients, pregnant women, individuals with existing respiratory conditions and the elderly are at higher risks for adverse health effects from mold.

  Mold law passed in Florida

  Florida Mold Law  
Senate bill 2234 was signed into law on June 28, 2007. This law, when effective will prevent conflicts of interest, require education and licensing amongst other requirements for mold inspectors and removal companies alike. This law was designed to protect the consumers. Unfortunately the law will not be effective until 2010; until then there are no requirements. Beware when hiring an inspection company.

Many Mold inspection companies only perform “Mold Testing”. Mold testing should not be confused with a Mold Inspection. Mold testing refers to collecting air or surface samples which are analyzed by a laboratory, this procedure will only determine the  mold spore count and spore identification. This process will not help determine what caused the problem, the source or the solution to it; but is very helpful when performed in conjunction with a full inspection.

A mold inspection report should at least include:

   Air and or surface sampling
   Findings of visual assessment
   Borescope inspection
   Air Conditioning test and inspection
   Identification of water intrusion sources
   Relative Humidity and condensation readings
   infrared thermal imaging inspection
   Particle counts
   Building pressure test
   Moisture detection
   Prevention and correction Recommendations
